This is fucked up. I am a single guy and I don't need anything big, and my price range is 100-180k just because its dumb to spend more on a house im pretty sure ill be out of in 10 years.



Literally though, If I wanted to stay in Joliet/Shorewood/Plainfield area, I can get a hell of alot more house for that price than along the I-355 corridor which is where I am predominantly looking.



i.e. I could buy the house I lived in through my highschool/college years in shorewood (its currently not for sale but its estimated value is in my range) my parents sold it in '04 (they were the last people to sell it).

yet most of the stuff I find (and my realtor finds) in my primary area are ancient 1000 sqft homes (which to be honest I really dont care, I am more or less just amazed at the parity between locations)

Houses are fucking cheap these days. I remember when our house was valued at almost $400k... now we would be lucky to get $200k. It's not a good time to sell around here, the foreclosures on our block absolutely obliterated our houses value.

why cant the fucking market in Vancouver fall apart? Still can't buy 100 square feet in this miserable city unless you have 100K. It's a fucking mess.

House prices are setting up to rebound soon in the Chicagoland area. My advice is find a house near a good school and in a good school district. No matter the size of the house, so long as it is in decent shape, if it is near a good school it may sell way faster then others.

Yeah, while you're on Zillow, make sure you are watching the market guide field... you can see for the house you linked, that this area is projected to stay about the same or go down a little next year, while houses in my area are expected to go up 4.2% in value. It's all projections, but it's a good best if you look across all areas as they evaluate using the same algorithms...

Every place is exactly the same: if you move into the furthest suburbs you get the most inexpensive homes, and as you move toward the city centre prices increase and increase. This is the only level of math I understand.

I wouldn't say proximity to the city is really "that" much better in the places im looking, but more, proximity to the most awesome interstate in the burbs. Theres never F'ing traffic and it I can get everywhere from it.

You see the same things down here, Tim. You know where my house is and what it is like. I want to put it on the market very soon so we can be closer to my wife's job, in Kirkwood, MO.



(for those that don't know - I have a 6 year old, 2,500 sq foot house in a new subdivision, 4 bdrm, 2.5 bath, 2 car attached garage, full unfinished basement, deck with decent backyard with a nice pond behind it)

On Zillow, my house is estimated at $189,000 and I bought it in '06 at $202,000. I owe $186,000 which is good because according to market indicators I am not underwater...barely. But there are at least 4 other houses in my neighborhood that are for sale.



We are looking in and around the western suburbs of St. Louis, MO. For ~50 year old ranch houses in good to great condition I am seeing prices from $200,000 to $250,000. The majority of the price disparity there comes from crazy people asking too much money, possibly because they bought very high 5-10 years ago and are very underwater.



The reason for the disparity between my current home and the ones I am looking at is because of the distance to downtown StL, the difference in property taxes between MO (lower) and IL (higher), and the difference in the makeup of the towns. Kirkwood is upscale and very white while Belleville is on a big downtrend and getting blacker by the day. (Its unfortunate that I have to bring up race, but it is a reality when it comes to selecting a neighborhood)







Have you looked at Western Springs and some of those surrounding neighborhoods? You might find a nice deal that would put you right in the middle of I-55, I-294, I-88, etc

I havent looked east of 294 as i dont want to be anywhere near the west side, I am sure there are decent areas but, yeah.

Dude, La Grange, Western Springs, Willow Springs, the La Grange Highlands, Brookfield, LG Park...those are all nice areas with a great school system. I grew up in La Grange and went to Lyons Township. If you are looking in Downers Grove and Lisle, it is extremely similar.

Going to actually look at the first set of houses tomorrow. 1 in Lemont, 3 in Bolingbrook.

Closing on a house May 31.   A "free standing" town home.  Nice place, seller accepted an offer for 30k under the asking price.  In plainfield near the joliet mall.  Its about 15 minutes outside where I was Ideally looking, but, I wasnt finding anything near this good in that price range anywhere else (that wasnt a short sale).   I grew up in Joliet/Shorewood so I am completely familiar with the area.</p>

Funny thing is im basically like bed in the bedroom some couches or whatever in the living room now the basement is where the action is happening, I am planning my bar build, bar decor I will pretty much be living down there, should just rent out the upstairs.</p>
