yeah im 31 and own as well. its a pain in the ass!

Well I rent... and it sucks watching my $ vanish and getting nothing for it. Its only 635 because I have a roommate but still that would be a decent mortgage payment for something modest in Northwest Indiana.

I don't think you've missed the boat. My real estate agent told me that renters could/should be making out like bandits if they have been saving.

From previous posts about his new job, it sounds like Grinder is what - 24???? 25???

I bought my place at 28, and that was saving for four years after finding a job. If you saved for 3-4 years (maybe even 1-2 if you are a real miser) I bet you can land a good place for a decent price, because I don't see home prices moving significantly upwards for quite some time.

4 years of saving, and housing not rising dramatically, he may find himself in a very good position to purchase a new home.

I would bankroll the whole 10K on an online poker site for no-limit texas holdem. Playing conservatively, I can increase my bankroll by about 5% per day ($500 to start out). Playing 4 hours/day, 5 days/week, I could double it every 3 weeks. That would be $1,024,000 after 30 weeks (assuming I could find enough high rollers who are willing to risk $50,000 a day!).
