While I can understand wanting to get a lower interest rate, taking out additional liens on your home is something I would really caution against. I spent a year and a half in my company's loss mitigation department and I can't tell you how many people I saw haunted by those things, especially if they had a drastic change in circumstances or were forced to move and sell the home for various reasons. They just always seemed to be more trouble than they're worth.
