For those who live in Chicagoland, do you pay for the radon test if you buy with a basement or forego it? Have you ever had inspectors tell you that they won't inspect the roof because "it's not safe"? Have you ever had an inspector accept a free aquarium from the seller who was there even though she wasn't supposed to be in an obvious attempt to sway the inspection report results?

Yes to Radon no to everything else.
Wait, so you skip the radon test or pay for it? We always opt for it but this last time, the person never showed up but they still tried to charge us for it. We said 'no no no' but ended up walking away anyway.

You should hire a new inspector if it isn't a deal breaker. I know a couple real decent ones out of Gary in and Homewood if you want.

Regarding radon, I paid and it turned out needing remediation. Partner with your seller on remediation implementation. Mine was decent but it could be more discrete. It could also be much worse.

Thanks. Yeah, we were starting to cut corners on the place like letting the radon no-show slide and saying we could get a credit for replacing the roof which was already stupid (but we were in love with the place and the neighborhood), but once it became clear that the entire lot was basically set for all water to head towards the basement without putting in a new water supply line (among other things), we said **** it and 'bailed'

****. That place looks awesome though. Sounds like a little work and maybe credits are worth it. Roofing can be a gamble, but you're not ahead if appraisal/inspection says it's fucked.

Are you sure it's nor worth it?

roof/foundation/evidence of black mold/shitty electric/improperly trapped hvac/improperly vented furnace/appliances that had not been maintained since 2007 pretty much made us realize we couldn't afford to replace all that shit at the price point. we found another place though I will DM you about so you can pass out in the garage that has motorized doors on both sides!

There is zero reason to pay for Radon test. This coming from someone that owns 4 properties.

Most will do it for free.

Thanks. We got cute and tried to use Domicile for our inspection this time. They not only nickel and dimed us, but tacked on a radon test charge, and the person didn't even show. They also refused to go on the roof, which, hello, is one of the most important considerations when buying a home. We're going back to the guy we used for the last 3 purchases. My wife was just pissed at him for not having noticed an outlet that needed replacing with ghc standards the last time. She's the handy-woman in the family.

That's right, Domicile, you suck. The inspector was cool and actually cut us a break when we terminated an inspection on an earlier property, but as a company, you can suck my brown eye

nah you sound like you know your shit. they wanted $250 for the radon test on top of the inspection itself. For the inspection we terminated early, the radon woman who did show accidentally broke a window in the basement (the window and basement were already shit), went to home depot to buy duct tape and cardboard to close up said window so the radon test would work, and then tried to charge us $50 even when we said we weren't going to need a radon test anyway.

You'd know better than I would but these folks seem to think they can get away with anything in this market right now.

That's weird, on average I paid $450-$500 per inspection and it included Radon. Which is fake as **** anyways. No one cares or dies over radon except over exuberant realtors.

the new place has a sump pump which I've been told helps with that kind of remediation. the 2 places we walked away from had unfinished basements without sump pumps that you wouldn't even want to hold someone hostage in, let alone get irradoned in

I'm beginning to believe radon is a scam

It's basically dead air from everything I read and have been told. You could open a basement door and walk out and close the door quickly and remove radon for weeks! I am guessing a ceiling fan would push enough air around to reduce radon measurements?

I lived in a home for a decade and when I went to sell, the house had radon. My new house that i bought and currently live in also failed. So ibput a radon system in for my buyer and my seller for my new home did the same for me.


We are both stillaive and well.....knock wood.

In short, I'm not a big believer in radon either.
