Thank you @MDB111™ and everyone for the advice.

Yes, I'm still awake*, maybe a little hypomanic. While I get we aren't gonna get a response from the seller at 4 AM, this place hits the sweet spot for price and projects my wife wants to do with it that I am just kind of sitting around and waiting because on the last offer, I was waking up with night shits wondering if we could carry the mortgage plus repairs.

I also took the week off to coincide with wifey's spring break but it's just been all about house-hunting. So if anyone wants to AMA I will probably be on at 4 AM tomorrow as well

You could also just buy your own radon monitor for like $100. Radon is best measured over a long period of time anyways.

Yeah, with terrible advice
True but at least he acknowledged my existence. That said, if we had gone with that place we were gonna do home radon tests

We did a radon test with our current house during inspection. It tested quite low. The guy doing the test was actually shocked how low it was as he said he's done a bunch of houses in the area and they all test high.

Meanwhile all the houses that have sold around us recently have got radon systems put in after inspection, making me question this house.

So I bought one of those monitors. Radon levels still very low.

I imagine @Angry Boomer finishing a post and looking around the public library waiting for people to congratulate him on his rapier wit, but all he gets is asheville’s one homeless person winking at him
