How much to re-roof a home?

I have two spots that have leaks from the storm about 4-6 weeks ago in the Chicagoland area. Do you know how much it is to re-roof? The original roof from 2003 when the house was built is still on it.

I tried insurance but they said it would only be $950 to repair.

I have one quote that quickly was estimated at $10K.
I am going to get a couple more quotes.

I live in a two story home about 2200 sq feet.

A roof should last much longer than 10 years. Get an estimate from a different company for repair. Don't say anything about replacing it.

When we redid our home I was able to get a company to come out and get the adjuster to total the roof (or whatever the insurance term is). I had the companies come out first.

I would suggest getting as many companies to come out as possible and let them know they are competing against each other.

If the roof was damaged in a storm it should be covered. You just have to get the adjuster to give you as much as possible.

We had the previous owners of our house redo our roof (about the same size as yours) before we bought -- and they accidentally left the receipt...it ran about $6k

I had a tree fall on my rental last year around this time and I was able to get mine done for around $5K...house was around 1100 square feet with a cathedral ceiling so not the easiest to work on. Like others have said, shop around get 3-5 quotes and let them know you are shopping. If you know any contractors ask them if they have any roofers they use.

Depends on if you were quoted to re roof by a union shop, in which case $10k seems normal, however, atleast down our way, unless you have some 12/12 roof, 5k -6k would seem more right for a re roof at 1100 sq ft, including tear off of old shingles, remove all old nails, re felt, re shingle. Materials would run $3 k ish (30 year min. shingle). Re did a roof not long ago myself, took me a week with 2 helpers no pwr equipment. Not that difficult if you have the tools and the time, oh and a young back and something to haul the old shingles off with.

I always re-shingled my own homes. It's actually one of the easier home maintenance tasks, but it's not something you do alone as a novice(RIP my Gramps who passed all of the tricks down to us). If you want a quick fix, I shouldn't say this and give out ghetto tips, but those rubberized spray-can patches do work pretty damn well if you need to delay a full repair job for a year.

Anyhow, $950 from insurance is cheaper than the building supplies.

Agree with this brett. I had a spot in my roof repaired for around $350. And like someone else mentioned, tell them you're shopping around.

All the time, but I try to be as autonomous as possible. The only reason to pay someone else, is if the cost and quality is better than the cost of my lost time. Plus, when you get in a habit of researched DIY, things last longer and you wind up doing less work/maintenance.

edit: Also, I know it seems that way. But for people that know me for some time, I consider you one, you'll notice that I wont comment on things I don't know or have no experience with. So when I do comment about projects, I share what I do know. In these regards, I know I'm not alone. I've asked you for input at times. The way I'm wired, I consider that a healthy use of the internet.

You might want to try a hail damage claim under homeowners insurance...your area gets a lot of those approved due to high amounts of storm damage over time.

For the price of the deductible, you can get a new roof minus the cost of underlay.

Worth a shot imo b/c all they can do is deny claim.

I can pass along the name of the company I chose to work on my roof, if needed. Judging by where you live, I would imagine they would be able to work out by you.

Before they inspect, go up on your roof with a ball hammer and make some hail damage...:lol:

Since I know you won't;), there are also national roofing companies that specialize in these hail claims. But as with all construction companies, one must do their homework and deal with reputable ones. If you find one, they are a great resource b/c they already have existing relationships with most homeowner insurance companies. They do all the paperwork 4/you, and then sell the claim adjuster on it when they do the inspection.

That is what happened when I had mine redone.

I was a sales rep for one of those roofing companies, which was why I included the be careful portion.

So long as they are not DBA or "doing business as" under a different corporate name in Illinois they should be fine.

Try Hometown Restoration out of Shaumburg, they've been handling storm damage claims in your area for a number of years. They are also a national company who works w/all major carriers.
