My observation as a slothful person---y'all are all far too, too industrious (and TIDY!) and in fact should all come and clean my apartment on the regular you useful motherfuckers! Shit, just thinking about having to clean makes me give the vacuum cleaner the ole stank eye.

Not married but we've been together for over 22 years now. I cook, clean, do the dishes, take out the trash, we split the laundry. Jeezus christ, **** up one article of clothing and all of a sudden your a fucking Special person who can only clean his own shit stained drawers! WTF!

It used to be that the best investment a person could make was in their home.



It is not as true anymore. But you got VA Loan at your disposal... dont put one cent down that you dont have to; That down payment is better invested elsewhere.

I think slob is a pretty far-fetched descriptor. I just don't freak out if there is a dirty dish in the sink like some people around here.



I clean the bathroom and do all the communal laundry (sheets, towels, etc.) TCD is a kitchen clean freak. If he had it his way we would never have clean towels or sheets and would sleep in our own filth until the sheets fell apart around us.



That being said, I'm glad the he cleans up because cleaning is super boring and lame. I already work from home half the time, I don't want to clean too, that's just more work.

For me I just more or less want to pay less each month. My last Apartment I was paying 1,100 a month for a fucking one bedroom.



I've already got a list of houses I want to check out (believe me I am modest, im talking ranches with no more than 3 bedrooms to the tune of 100-150k). I could be paying 7-800 bucks a month, hell maybe even less (mortgage+proptaxes). Instead of paying a grand for a shitty place, and annoying neighbors that all smell like curry.



I've got alot of money in the bank and don't intend on putting more money down than I have to.I know its more than likely I won't be living at this place forever, so I aint racing to get it paid off.



That and im sick of moving. I seriously end up hating every apartment I move into because of the people around me or the company, I've moved 4 times in the past 6 years.

I hear ya... I dont regret it since similar, my mortgage +assessments+tax was only about an extra 200 or so from downtown chicago rent. But it used to be that dumping everything you can into the house was a smart and conservative investment with "guaranteed" R.O.I. I personally have been lucky in that my place has increased value, albeit tiny, but it IS a great time to be a buyer.



For me I made sure that I put at little down as possible (I went FHA {almost impossible for VA with condos} and I think I put 2-5% down), made sure I was in a building with unique units (so I wasnt trying to sell off my generic box condo in competition with other generic box condos), and 30 yr, making an additional 2 - 3 payments a year.



But you are a smart enough cat... Dont buy more house then you need and dont believe the hype. For example, when my pre-approval went through they tried to push me into the 400k-1/2 mill range (knowing I couldnt swing that), I shit you not. We have had a few conversations before...150k is awesome and you will get a ton of house.

If you have it, put down enough to get rid of PMI on the mortgage, and then tell the lender you don't need the escrow account and will pay insurance and taxes on your own. That will drop you from $800-900 monthly payment on a 100-150K home down into the $5-600 range. Just make sure you have the cash on hand to cover the taxes and home owners insurance when they are do. Theoretically you should also get better rates and less hassle getting the loan approved. !5%-20% down payment is normally enough.



I'd definitely buy a home. Don't skimp on the pre-inspection and hire your own inspector, don't accept the guy the realtor recommends or contracts with. If it's slab foundation inspect the plumbing under it.

Yeah i know, I make decent money and have good credit so I am sure when I get my pre-approval I could get a 500k house. My whole thing is, I just want the privacy and to spend less money. I want a decent place don't get me wrong, but I am fine with small, wtf am I gonna do with 2 stories and 8 rooms. When I try to tell my mom this, she always brings in the "but when you get married" fucking moms I swear to god. When and if and thats a big if I get married, I will sell this place, then we can go get that 8 room house. Thing is, I don't even care if a house that size comes within my price range as I have seen it, I mean they may be in need of a little work, but they exist, but I would prefer the 1000-1500 sqft ranch thats been rehabbed and remodeled with all new appliances for 140k.



My buddy just bought a house in frankfort thats basically exactly what im looking for for 151k. 1400 sqft ranch All wood floors(new), completely remodeled kitchen all new appliances. The guy that sold it bought it for 70k then put 30k worth of work in it and flipped it for 150, that aint a bad days work.
