My advice to the young 'uns and/or those underpaid, start saving and scratching enough for a real property downpayment. Wait for the next market bubble-pop and buy a property - any will do, house, condo, commercial building, apartment building, etc.

You don't want to miss too many potential years of appreciation and wealth creation.

That's right, in the Bay Area if you make $100k/year you are sharing a rental apartment. A $100k salary is far from impressive in a region like this where everything is monetarily inflated.

Throw in kids, college, mortgage, etc.. a $100k salary puts you in a deep hole.

My wife and I did that in '09 after the housing bubble popped. Timing is everything, but it still boggles me how anyone who is single can afford a rental anywhere close to Chicago.

They often live with roommates.... otherwise I agree, idk how that is affordable or makes sense.

Let me pay more than a mortgage payment each month in rent that I will never get back.

The same can be said for property taxes in this state.
Our property taxes were more than our mortgage when we first moved in. I requested a property reassessment, and now we're paying a 1/3.

Riight, and also forego the long-term equity appreciation and the annual mortgage interest and property tax income tax deductions (unless those deduction are nullified by AMT, which isn't really that bad because it means you are earning serious coin).

Yeah, doesn't make any sense. I was actually looking at places downtown a couple years back when I worked downtown. Then I realized that rent in the city for a fucking closet is more than a mortgage payment would be.

Moral of the story is I still live at home with my mom.

LOL my dad is so pissed that he says he wants to put signs on our stores' windows saying we only charge customers 9% sales tax and will pay the difference for them on all sales. These assholes are choking off small businesses in Chicago with these Special person sales taxes.

Yep, sales tax is a very regressive tax. Hurts the poor more than anyone.

DuPage isn't much better than Cook.

If I leaving Cook to go shopping, I'm going south.
